Why Design-Build?
In a typical construction project, the owner hires an engineering firm to design the building, and separately hires a general contractor to build the project. The owner must execute two separate contracts and there is often finger pointing when key issues arise. Given the complexity and size of a typical commercial project, we believe that is not the most effective method.
In our experience, projects are successful when there is alignment between the people who design and the people who actually build. In a commercial project, there are far too many moving parts to leave this crucial alignment to chance. This is why ShoreRock has adopted design-build as our primary construction method. In this model there is a single contract for the design and construction of a project. This provides significant cost and time savings over traditional methods and gives the owner a single point of accountability for the project.
Our Construction Capabilities
Development Services: The development process starts with the initial site selection and market feasibility. We have extensive experience in the development process from the initial site selection and market analysis all the way to negotiating a franchise agreement and navigating the financing process.
Architecture & Engineering: The process begins with development of a site survey and conceptual building plans. We are familiar with all the limited service brands and have the latest prototype drawings on file to quickly develop conceptual plans. Our in-house engineers & draftsmen will develop full construction plans/specs and navigates any local & state zoning, permitting, and approvals processes.
Construction Management: A solid on-site presence is key to managing any project. Through years of experience, we have developed and refined a proprietary technology platform for managing hotel projects. This scalable platform has been packaged into a mobile office unit that can be dropped onto a site for the duration of the project. We bid our projects to qualified subcontractors and aggressively negotiate contract details to obtain the best value for each project.
Furniture, Fixtures, & Equipment: Procurement of FFE is a key component of success in any hotel project. We leverage our experience and relationships with domestic and overseas vendors to source FFE in the most efficient manner while meeting all brand standards.
